Why New Homes Still Have Defects

It is a common assumption that a brand-new home should be free from defects. After months of construction and a significant financial investment, it is understandable that homeowners expect everything to be finished correctly. However, new construction inspections regularly identify defects, incomplete work and workmanship issues, even in homes approaching handover.
Building a home is a complex process involving many different trades working across multiple stages. Carpenters, bricklayers, plumbers, electricians, plasterers, tilers, waterproofers, painters, cabinetmakers and other contractors all contribute to the finished building. With so many people involved, good supervision, coordination and quality control are essential.
Construction programs can also be demanding. Trades may be working around each other, deadlines can become tight and some work may be covered by subsequent stages before problems are identified. A seemingly small oversight early in construction can therefore affect another component later in the build.
The defects we identify in new homes can range from relatively straightforward finishing items through to more significant construction concerns. Incomplete sealants, missing or incorrectly installed fixings, damaged finishes, poorly fitted doors and windows, cabinetry defects, inconsistent plasterwork and incomplete painting are just some of the issues that may be present at completion.
More importantly, defects are not always cosmetic. Inspections can identify concerns involving waterproofing, roof drainage, masonry, insulation, termite management, plumbing, external weatherproofing and other building elements. Depending on the defect, these issues can affect the durability, performance and ongoing maintenance requirements of the home.
Some defects may also be difficult for a homeowner to recognise. A finished surface can look acceptable while the installation or detailing behind it is incorrect. This is particularly important with building elements such as waterproofing and insulation, which become increasingly difficult to assess once construction progresses and finishes are installed.
This is one reason inspections during different stages of construction can be valuable. Inspecting the slab, frame, lock-up, fixing and waterproofing stages provides opportunities to identify concerns before they are concealed or become more difficult and expensive to rectify.
A Practical Completion Inspection before handover provides another important opportunity to independently assess the completed home. Rather than simply looking for scratches and paint blemishes, the inspection considers the overall quality and completion of the building and identifies observable items that may require the builder's attention.
Not every defect identified in a new home is a major problem, and some items can be relatively simple for the builder to rectify. The advantage of identifying them before handover is that they can be documented and raised while the builder still has access to the property and before the homeowner moves in.
Other issues may only become apparent once the home has been occupied. Building materials can move as they settle and respond to changing environmental conditions, while plumbing, drainage, heating and other systems begin receiving regular use. Cracking, leaks, drainage problems or movement-related defects can therefore sometimes develop after completion.
A new home doesn't automatically mean a defect-free home. Independent inspections provide another level of quality control throughout construction and help homeowners better understand what they are receiving before one of the biggest investments they will make is handed over.
