The Importance of Regular Balcony Inspections and Maintenance

At Red Dog Property Inspections, we want to ensure that your home remains a safe and secure environment. One critical area that often goes overlooked is the balcony. We would like to share some important insights on the necessity of regular inspections and maintenance for this often-neglected space.

Why Inspect Your Balcony Regularly?

Balconies are exposed to various weather conditions which can lead to deterioration over time. We recommend that you schedule regular inspections to identify potential issues before they become significant problems. Common signs to watch for include:

• Deteriorated grout and sealants
• Cracked tiles
• Damaged flashings or membranes

Even the smallest break in the sealants or grout can lead to water escaping into adjoining structures, causing costly damages.

The Risks of Defective Waterproofing

Defective waterproofing is a common concern with balconies. Signs of deterioration—such as cracked tiles or bases, water damage, or signs of water escape—should not be ignored. If you notice any of these issues, it’s essential to engage a registered building practitioner immediately. Failure to address these issues can create damp conditions, resulting in water pooling and further damage if left unattended.

Next Steps and Recommendations

Flood testing to check for defects is also recommended to pinpoint the source of any leaks.

Leaks can arise from two primary sources: natural deterioration of building elements due to weather exposure or substandard installation of the waterproofing system during construction. Addressing these issues promptly with the help of a registered building practitioner can save you significant time and money down the line.

Preparing for Repairs

If repairs are necessary, be prepared for areas involving the replacement of tiled or waterproofed sections, plumbing fittings, flashings, and fixtures. We recommend obtaining a quotation for the required work to ensure you are fully informed.
